There were many things that attracted the current owners to this property 8 years ago but they summed it up by saying it had the best of both worlds. A short walk in one direction and you’re in beautiful countryside and have a variety of walks to pick from including Redmires Reservoirs and Wyming Brook. In another direction, local shops, pubs and a bus stop if they don’t fancy driving into the city centre.
Within the property, they’ve enjoyed the space provided which has meant it’s a great home for having family and friends stay over. They’ll really miss the central staircase and library on the landing, a cosy spot to lose some time reading a good book. The garden is ideal, big enough without being overbearing. There are a variety of growing spaces including a veg plot and space for apple trees, plum trees, gooseberry bushes, rhubarb and raspberries.
Walking through the front door takes you initially into the porch and then into the spacious entrance hallway. Straight ahead are stairs to the first floor with storage space underneath and to the side. To the right is the large living room, there is a bay window at the front and the back of the room is partially separated, this space could be used as an alternative dining or play area. From here there is access to the conservatory and dining kitchen. The conservatory has plenty of room for seating and doors to the garden.
The dining kitchen has space for a large dining table by the French doors to the rear garden. The kitchen has an incredible amount of storage space with units above and below the worktop plus a peninsular with a breakfast bar. In terms of appliances, there is space for an American fridge/freezer, dishwasher and range cooker. At the back of the kitchen is the utility room with space for a washing machine, dryer and door to the side of the property. The dining room is at the front of the property, it’s a flexible room that could be used as a home office or playroom.
The central staircase opens to the left and the right leading to a beautiful circular landing, at the front of the property is a seating area with built-in shelving creating a library. On the first floor are five bedrooms, two en-suites and the main bathroom. Bedroom one is a large double bedroom with a modern en-suite that has a large walk-in shower, WC with concealed cistern, floating washbasin and large towel radiator. Next door are bedrooms four and five, both are double bedrooms overlooking the rear garden. Bedroom two is a large double with an en-suite shower room. Bedroom three, another double, is at the front of the property. The bathroom has a bath, shower cubicle, washbasin and WC.
Externally, at the front of the property, there is a gate to the driveway where there is off-street parking for multiple cars, at the end of the drive is an electric roller door to the double garage that has power and lighting. To the side of the drive is a lawn with flowerbeds and well-maintained hedges. The rear garden can be accessed down the side of the property.
Directly at the back of the house is a large patio and deck which is a perfect spot for summer BBQs entertaining friends and family. On the top tier, there is a lawn with surrounding flowerbeds. Down a couple of steps is the lower tier, here there is a larger lawn, great for kids and pets to play on as it’s fully enclosed. At one end is the greenhouse, raised bed and a shed, at the other, more raised beds and fruit trees.
General information
The property tenure is freehold, there is a management charge of £180 per year.
The former Lodge Moor Hospital estate was built by David Wilson around 2002, this home was completed in 2004. It’s incredibly popular with families as it has an on-site nursery (Redmires Lodge Day Nursery & Pre School) and a playground on-site, it is also in the catchment area for good and outstanding schools. The development is situated right on the edge of Sheffield meaning you can leave the car at home and enjoy a variety of fantastic countryside walks including Redmires Reservoirs, Wyming Brook and Mayfield Valley.
Lodge Moor also has a few shops within walking distance including Peak Fruits, Forge Bakehouse, Lodgemoor News, Weldricks Pharmacy and a Post Office. The number 51 bus route is popular with those working in the city centre or at either university or one of the many hospitals.
