We take a very professional approach to lettings, our extensive experience in the lettings industry enables us to guide landlords to ensure their investment properties are achieving their maximum potential.
Cocker & Carr are members of Association of Residential Letting Agents (ARLA), Property Redress Scheme and all our deposits are registered with the Deposit Protection Service, ensuring we keep up to speed with the ever changing and increasing levels of legislation being introduced.
Our Services
Whilst we can tailor-make our service to suit individual landlords needs, below are the two most popular services we provide:
Introduction Only
£660 including VAT per let
Cocker & Carr will advertise your property locally and online, deal with all enquiries and carry out all viewings. Details of prospective tenants and their offer to rent your property will be passed on and evaluated; the successful applicants will then undergo credit checks and employment and rental references where applicable.
In preparation of the tenancy starting we will provide the required legal documentation and conduct the move in appointment with the tenants at the property.
Full Management
12% of the incoming rent including VAT
Duties undertaken as per the Introduction Only service we will also manage all maintenance issues and process rental payments.
During the tenancy Cocker & Carr will also carry out periodic visits to ensure the property is being looked after in the correct manner.
Towards the end of the tenancy we will organise any tenancy extensions. Unlike other lettings agents we DON’T charge any commission on maintenance works so keeping our clients costs as low as possible.
