We take a very professional approach to lettings, our extensive experience in the lettings industry enables us to guide landlords to ensure their investment properties are achieving their maximum potential.

Cocker & Carr are members of Association of Residential Letting Agents (ARLA), Property Redress Scheme and all our deposits are registered with the Deposit Protection Service, ensuring we keep up to speed with the ever changing and increasing levels of legislation being introduced.
 

Letting Services

Whilst we can tailor-make our service to suit individual landlords needs, below is an overview of the service we offer:

Let Only Service

As part of our Let Only or Tenant Find Only service we offer a full marketing package, including photography, “To Let” board, advertising on our website, our social media sites, as well as major portals including Rightmove. Viewings can also be included at an additional charge typically £60-90 inc vat.  Once we have received an application we will reference check the prospective tenants, draw up the tenancy agreement, collate all the necessary safety certificates and initially register the deposit for you together with sending out the necessary Prescribed Information relating to this. Upon request, we can provide an inventory (schedule of condition) of the property for you, at a cost of £120 inc vat.

Once satisfactory references are back we will draw up the tenancy agreement and send these to you and your new tenant(s) to be electronically signed.  Approximately 2-3 days before the tenancy starts we ask the tenant to send over the rent and deposit.  On the day of the tenancy starting, we will meet them at the property to handover the keys.  The rent will be transferred to you within 1-2 days, with our fee deducted from this.  After 30 days and upon receiving your relevant reference number, we will send over the deposit to your landlord deposit account (usually either the DPS or the TDS).  The on-going rent collection, tenancy management, property visit, maintenance issues and final checkout is then over to you.

As part of this service we will also provide a link for you to access PropertyFile where you will be able to access all the tenancy documents at any time via an online portal.

Our fee for the above is £600.00 inc vat.
 

Fully Managed Service

Our Fully Managed service covers the same as the above Let Only service in terms of securing you a tenant. Once the tenancy has commenced we will then manage the on-going tenancy for a percentage charge of the monthly rent.  When the tenant occupies the property we will take the monthly rental payment and send this over to you usually within 5 days of receiving it. The tenant will have our office contact details to report any maintenance issues that may arise, we will then report them to you and provide a quote for any works.  We will liaise with the tenant(s) and the contractor to organise the repair.
Annually we will ensure that the gas safety certificate is valid as well as another other safety certificates that may be required.  We will continue to keep you up to date with the continuing lettings legislation at all times.  Throughout the tenancy will conduct property visits, whilst ensuring that tenants are allowed quiet and peaceful enjoyment for the property, and report back to you.  We will also serve any legal notices necessary should the tenant prove to be a nuisance or fall into rental arrears.

Upon the tenant vacating the property we will conduct a checkout inspection and report back to you to discuss any deductions that may be required to be taken from the deposit.

Our fee for the above service has an initial set up fee of £300 inc vat (each time the property is marketed), this includes an inventory (schedule of condition report).  This fee is taken from the first months’ rent, we then charge 12% inc  vat of each monthly rental as a management fee (subject to a minimum fee of £72 inc vat pcm).
