The location of this property was what attracted the owner when he bought it 5 years ago. He moved with his dog Ozzie and regularly looked after his grandkids so it was perfect having Rivelin Valley Nature Trail and Rivelin Valley Park down the road, when those were exhausted, beauty spots like Ladybower Reservoir and Low Bradfield are within a short drive. You also can choose if you want to use the shops, cafes and pubs in either Stannington Village, Hillsborough or Crosspool.

Within the home, the owner loved the view from the back bedroom and how it changed with the seasons. The rear garden was somewhere to enjoy spending time but didn’t require too much maintenance.

Entering through the front door brings you into the hallway, stairs to the first floor on the right, living room on the left and kitchen then dining room straight ahead. The living room has a bay window at the front and a chimney breast with a fireplace and electric fire within.

The kitchen has been extended providing a fantastic amount of storage space, there are gloss units above and below the worktop with a tiled splashback. In terms of appliances, there is an electric oven, oven/grill, gas hob, dishwasher and space for an under-counter fridge, freezer and washing machine. There is an external door to the side of the property. Next door is the dining room, a spacious room with a bay window and French doors opening onto the rear garden.

On the first floor are three bedrooms and a bathroom. Bedroom one is at the front of the property, a double with a bay window and built-in wardrobes. Bedroom two is another double with built-in wardrobes and beautiful views over Rivelin Valley. Bedroom three is a single bedroom, nursery or home office. The bathroom has a white three-piece suite including a P-shape bath with an electric shower above, WC, a washbasin and a towel radiator.

Externally, the property sits on a corner of Hollins Lane and Rivelin Park Crescent, the front and side garden have well-maintained flower beds and artificial grass. There is access down the side of the property to the rear garden. There is off-street parking in front of the garage on Hollins Lane, the garage has a manual roller shutter door. The rear garden has an artificial grass lawn, beautiful flowerbeds and a seating area on top of the garage.

General information
The property tenure is leasehold, 722 years are remaining on the lease and the ground rent is £10 per year.

Rivelin Valley sits in between Walkley, Stannington and Hillsborough, it’s incredibly popular with all types as it has a village feel but has easy access to the city centre. Walkers, dog owners and families are attracted by Rivelin Valley Nature Trail and Rivelin Park. For the everyday essentials, there is a Lidl closer to Malin Bridge but it’s not far from shops and cafes at Stannington, Hillsborough, Walkley and Crosspool. When you want to explore places a little further away, Dam Flask, Low Bradfield, Wyming Brook and Ladybower are all a short drive away.
