What The Owner Says
"We've been lucky to call this house home, it's spacious, versatile, and has real character throughout. The open-plan kitchen diner and garden have been at the heart of it all, hosting more dinner parties and BBQs than we can count. In the evenings, we gather upstairs in the living room, which somehow manages to feel both generous and cosy, whether it's movie nights or board games.
Each of the ensuite bedrooms has its own view, some out over the garden, others further into the distance, and they're genuinely restful spaces. There are also plenty of quiet corners tucked away for working or studying from home, which has made a real difference. Downstairs, the lower-ground room at the front has done everything from yoga practice to producing music and recording videos, it's proved endlessly adaptable.
Being surrounded by good shops, bakeries, and restaurants has made daily life easy, and having a GP, dentist, and hair and beauty salons close by hasn't hurt either. With excellent schools, universities, and hospitals all nearby too, it's been a brilliant spot to settle."
This villa-style end-terrace sits in the heart of Crosspool, and it's been extended and finished with real care, blending original period character with a genuinely contemporary specification throughout.
Step through the front door into a generous entrance lobby, with the house opening up in two directions. To the left, the original lounge, its large bay window still intact, has been reimagined as an open-plan living space with a kitchenette, and a spiral staircase down to a versatile lower ground room with its own en-suite. That shower room is fully tiled and has a heated towel rail, so it works equally well as an occasional bedroom, a snug, or a home office.
Straight ahead, the dining kitchen is where this house really shows off. A lantern skylight floods the room with light, and sliding French doors pull the outside in via that south-west-facing sun deck. A large island with an inset sink anchors the space, finished in high gloss units and resin worktops, with a range cooker and integrated dishwasher built in, plus room for a large American fridge freezer. There's space for a proper dining table too, making this the natural gathering point for family life or entertaining, and to the side of the dining area a little seating spot with room for a sofa and coffee table gives the whole thing a second, more relaxed gear. Enclosed stairs lead down from the kitchen to a good-sized utility room, with a sink, washing machine, and plenty of storage and work surface.
Upstairs, a split-level landing brings you to a luxury family bathroom that wouldn't feel out of place in a boutique hotel, a jacuzzi spa bath, a four-piece designer suite with a hidden cistern toilet, and a heated towel rail, all fully tiled.
The first floor holds a large double bedroom with fitted wardrobes, an original fireplace, and a south-facing window overlooking the garden, plus its own en-suite with a double rainfall shower and cleverly hidden overhead storage. Next door, a huge, beautiful room with three large sash windows and fabulous original coving and fireplace currently works as a lounge. However, it would convert easily into a further bedroom if needed.
Climb to the second floor, and you'll find two more bedrooms sharing a Jack and Jill en-suite shower room, a good-sized double, and a main bedroom that stops people in their tracks. Huge windows frame jaw-dropping views across the city towards the Mayfield valley, with one-way glass keeping the privacy intact, and bespoke built-in wardrobes finish the room off. The en-suite matches the quality throughout the house: a four-piece designer suite, a large shower cubicle, hidden cistern toilet, underfloor heating, and a heated towel rail.
