When our client first started looking for a property 21 years ago she was drawn to Walkley and Hillsborough because of how close it is to nearby countryside including Rivelin Valley and Low Bradfield. An added bonus was how easy it was to get to the city centre via bus or the Supertram. She honed in on Lower Walkely as it meant she could use the shops, cafes and supermarkets in both Walkley and Hillsborough.

This property felt right from the moment she first viewed it, it goes over the alleyway which was perfect as it meant she could rent rooms to friends. One of the things she will miss is the views from the attic bedroom. Unlike some other roads in the area, parking has always been easy.

At the front of the property is the living room, here there is plenty of space for seating and a chimney breast. Across the stairs to the upper floors is the dining kitchen. From here is access to the rear garden and the cellar. The kitchen itself is an L-shape with units above and below the worktop. In terms of appliances, there is an electric oven with a gas hob above, there is space for a freestanding dishwasher, slim dishwasher and tall fridge freezer.

On the first floor are two bedrooms and a bathroom. Bedroom one is at the front of the property, this is a huge double bedroom with storage under the stairs to the attic. Bedroom two is a smaller double bedroom overlooking the rear garden. The bathroom has a white three-piece suite. Bedroom three is in the attic, this is another sizeable double bedroom with a Velux window at the back.

Externally, there is a small forecourt at the front of the property with the alleyway providing access to the rear garden. One neighbour has rights of way across the back of the property. The rear garden has flowerbeds, a patio and the outhouses at the back.

General information
The property tenure is leasehold, 675 years are remaining on the lease and the ground rent is £2.50 per year.
