What The Owner Says
"I’ve lived in this beautiful home for just over 20 years. My children (now adults and independent!) enjoyed their own space as they grew, thanks to the substantial size of each of the bedrooms, attended local schools, and as a family, we spent many happy times enjoying our home and garden with family and friends. Barbecues in the summer, family get-togethers at Christmas (always with a huge Christmas tree in the front bay window!)
Turn right out of Greenhill Road to bustling Woodseats with its independent cafes, restaurants and shops. Turn left to stroll along Abbey Lane to Beauchief Abbey, Abbeydale Golf course and Ecclesall Woods. A short walk (100yards) to the top of Greenhill Road brings you to Chancet Wood (easily visible from the garden), part of the Sheffield ‘round walk’, and just beyond that to Graves Park and the array of activities for children, including, of course, Graves Park animal farm.
We have made some of the best memories in this house and hope that it’s now time for another lucky family to do the same and make it into their home!"
The property is entered via a beautiful stained glass front door into a bright and welcoming hallway, where the high ceilings immediately set the tone for the space and character throughout.
To the front is a generous lounge, filled with natural light from the bay window. A chimney breast with a decorative fireplace creates a lovely focal point, while period details add to the overall charm.
To the rear, the open-plan kitchen diner is a brilliant social space, ideal for both day-to-day living and entertaining. The kitchen features timeless Shaker-style units, a Belfast sink set within a peninsula, space for a range cooker and tall fridge/freezer, plus a freestanding dishwasher. In the dining area, additional built-in storage sits neatly to the side of the chimney breast. Patio doors open directly onto the garden, creating a great indoor-outdoor flow, and there is also access to the cellar for extra storage.
Upstairs, there are three well-proportioned bedrooms. The principal bedroom sits at the front and is a spacious double, while bedroom two is another double overlooking the rear garden. Bedroom three is a good single, currently used as a home office but equally suited as a nursery or child’s bedroom.
The bathroom is fitted with a bath with shower above, wash basin and WC.
Outside, the south-west facing rear garden has been thoughtfully arranged with a paved seating area directly behind the house, ideal for morning coffee. There is an outhouse providing useful storage, and to the far corner, a decked area that’s perfect for outdoor dining or evening drinks. A small lawn and flowerbed sit to the side, adding a touch of greenery. There is also convenient access from the front of the property to the rear via a shared alley.
Woodseats is an incredibly popular location, especially with first-time buyers. Chesterfield Road is the main high street, it bustles with shops, cafes, and pubs. In 2023, Herd opened, it’s a fantastic independent venue where you can get food from Graze, ARLO’s coffee shop and Dough Bros, there’s also a bar and barbers. You won't be short on things to do either. Take a walk through Graves Park and visit Graves Park Animal Farm to feed the animals. Whether you're looking for a bite to eat, a pint with friends, or a place to call home, Woodseats offers a warm and lively community spirit.
