Sadly, this property is on the market due to a bereavement, however, the family were keen to tell us how much their mum loved living in this property, on this road and in Crookes in general. The community and village feel of Crookes was a topic that kept coming when we chatted with the family. The shops and cafes were only a short stroll away which was perfect for her, especially finding a bargain in one of the charity shops or taking baked treats to the shopowners at Christmas.

Within the house, she loved the character that comes with a property built in 1902 and enjoyed adding features that match the property's age.

Entrance to the property is through the front door, which brings you into the living room. Here there is plenty of room for seating and lovely features, including the exposed floorboards, picture rail, coving and fireplace.

Across the bottom of the stairs is the kitchen/dining room, the dining area has space for a large dining table and chairs but your eye is drawn to the exposed brick chimney breast with a stove inside. The kitchen extension was added many years ago by a previous owner; there is an external door to the rear garden and units along one wall, plus an integrated electric oven, oven/grill, gas hob and sink in front of the window.

On the first floor are two bedrooms and a bathroom. Bedroom one is at the front of the property, this is a large double bedroom with storage under the stairs to the attic. Bedroom two is a single overlooking the rear garden. Next door is the bathroom, currently, it has a bath with a shower above, a WC and a washbasin. Bedroom three is in the attic, this is a large double bedroom with a Velux window at the front and dormer at the back

Externally, at the front of the property is a forecourt and stone wall. The south-facing rear garden is a beautiful place to retreat without being high maintenance. It is paved with a well-established flowerbed and a small pond.

General information
The property tenure is leasehold, the lease is for 800 years, starting on 10th February 1903 and the ground rent is £6 per year.

Crookes is one of the most sought-after suburbs with young professionals and families as it has a fantastic, vibrant high street.

There is a brilliant choice of coffee shops and cafes including Cloud Coffee Co. Lisboa Cafe & Patisserie, Dana Cafe, Pom Kitchen and Crumb to name a few. For more treats, Sorrel’s Cocoa Bakery is a must and Tenaya Wine has brilliant stock for the vino lovers. For that after-work pint, again there is a great choice with The Milestone, The Punch Bowl, The Ball, Early Bar and Two Sheds.

Crookes also has brilliant greenspaces, Bole Hills stands out, there is a playground, BMX track and you can enjoy incredible views down Rivelin Valley, especially at sunset. It’s an incredibly popular spot for dog owners too.
