Like most local terrace houses the owners use the back door as the main door. This leads into the dining room with off-shot kitchen. The dining room has plenty of space for a large dining table and chairs, in the far corner is access to the cellar that runs underneath the living room and is the current location for the central heating boiler.

The kitchen itself has units and worktop space running up both sides of the off shot. In terms of appliances, there is space for a free-standing oven/hob, dishwasher, washing machine and tall fridge/freezer. Across the bottom of the stairs to the first floor is the living room. This room is a good size with bay window at the front and chimney breast with gas fire on one side with bespoke shelving to the side.

On the first floor are two bedrooms and the bathroom. Bedroom one is a large double bedroom at the front of the property and like the living room below has a bay window creating extra space. There is also a built-in storage cupboard under the stairs to the attic. Bedroom two is at the rear of the property, this is a single bedroom or could be used as a nursery or home office. The bathroom is finished to a strong standard with a white three-piece suite including bath with shower above, WC and washbasin, there is also a towel radiator.

In the attic is bedroom three, this is a large double bedroom with a dormer window at the front and access to the roof eaves. There is also a large storage cupboard that currently has the hot water cylinder in it.

Externally at the front of the property is a small garden that provides some privacy from passing pedestrians. At the rear of the property is the South-East facing rear garden with a patio area directly outside the house and then a lawn. The garages are accessed from Morley Street by an up and over doors.

WHAT THE VENDOR SAYS
"We moved into Manvers Road with a baby and a toddler over 7 years ago and have absolutely loved living here in such a great location. You can reach various bus and tram stops in mere minutes and the beautiful green spaces of Hillsborough Park, Rivelin valley and the Bolehills are all within a 20 minute walk or a 5 minute drive.

The shopping areas of both Hillsborough and Walkley are within walking distance with a wide variety of shops, cafes and restaurants to choose from. We have particularly enjoyed being able to leave the car at home to go shopping, out for a meal, or out for a picnic over the years. The good-sized back garden is in the sun all day during the summer and we love sitting out in the garden and having friends over for a barbecue and a drink during the warm summer evenings.

Manvers Road is a lovely, quiet cul-de-sac where we have really enjoyed living. It feels safe and welcoming and our children have grown up here, learning to ride bikes and playing with friends. We hope that the new owners will love it here as much as we have."

Manvers Road is a quiet cul-de-sac in Lower Walkley, the road is incredibly popular as it has easy access to both Hillsborough and Walkley itself. This means the new owners will have access to a vast array of brilliant local shops, cafes and restaurants as well as public transport links to the city centre and Meadowhall Shopping Centre. For those who enjoy the outdoors Rivelin Valley Nature Trail is around the corner as is Hillsborough Park. A short drive away are other popular locations including Damflask and Low Bradfield.
