This absolutely stunning characterful home in Crosspool pretty much has it all! Three double bedrooms, beautiful internal finish including open plan kitchen/dining room, cosy living room with multi-fuel stove and a fabulous low maintenance rear garden with external playroom/man cave/home office!

Entry to the property can be through the side-door from the passageway, however, like most Sheffield houses the current owners use the rear door. This leads you into the open plan dining kitchen which as mentioned is a brilliant space for cooking/entertaining friends/family.

The sleek, contemporary kitchen itself has plenty of worktop space above with units above and below. In terms of appliances, there is an integrated gas hob with extractor above, electric cooker and tall fridge/freezer. The dining room is big enough for a dining table and chairs with room to spare. In the far corner of the dining area is the door to the cellar head and cellar itself.

Across the bottom of the stairs is the living room, this light yet cosy room has a bay window and chimney breast with a multi-fuel stove inside. Either side of the chimney breast is bespoke storage cupboards.

On the first floor are bedrooms one and three as well as the bathroom. Bedroom one is a very large double bedroom at the front of the property with storage cupboard under the stairs to the second floor. Bedroom three is a smaller double bedroom at the rear overlooking the garden. The contemporary bathroom runs above the kitchen and has a bath, WC, washbasin with his/her taps and a towel radiator.

In the attic is bedroom three, this is another incredibly large double bedroom with a dormer window at the front. There is also access and hidden storage space in the eaves of the roof.

Externally to the front of the property is a small forecourt that provides some privacy from passing pedestrians. At the rear, directly behind the kitchen is the outhouse that is currently used as a utility room. By the rear door is the patio area and then down some steps is the artificial grass lawn, perfect for kids and pets. At the far end of the garden is the summer house that has been also used as a home office and man cave, this has power points and lighting.

General information
The property is freehold. The Baxi combination boiler is located in the bathroom.

WHAT THE VENDOR SAYS
"The main reason we chose this house was for the catchment area and close proximity to Tapton Secondary School. I wanted my son to be able to walk to school with his friends. The shops in Crosspool are conveniently located around the corner.

The house also has 3 great size double bedrooms which meant no one had to compromise on their personal space. The log burner was something we added ourselves for cosy nights in and it really keeps the lounge extremely warm in the winter. The summerhouse was originally built as a workspace and has lighting and electricity points for any office equipment or TVs. Eventually we made it into a cinema room so we could enjoy the space during the days and warm summer evenings. It definitely offered the extra space we sometimes needed when the kids had friends over and they want privacy."

Crosspool is an incredibly popular suburb approximately 3.5 miles West of Sheffield City Centre. The area is in high demand due to the high performing schools, good local shops and it's easy access to the city centre, both universities and central hospitals by car and public transport.
