Access to the property is through the front door leading into the hallway. From the hallway are stairs to the upper floors and access to the dining room, living room and kitchen. First to the right is the living room that is a very good size with a large bay window at the front and chimney breast to the side. The living room has been opened up to provide flowing access to the dining room that also has a door to the hallway.

The dining room itself is another fantastic, large space that has plenty of room for a big dining table and chairs, there is another chimney breast to the side. At the far end of the room are French doors opening on to the rear garden and a door to the kitchen. The kitchen is a timeless Shaker style in keeping with the property with units above and below the solid wood worktop, there is also a beautiful bevelled tile splashback. In terms of appliances, there is space for a freestanding cooker/hob with extractor fan above and room for a freestanding washing machine.

On the first floor are two bedrooms, a WC and the bathroom. Bedroom one is at the front of the property and is a huge double bedroom with two windows to the front. Bedroom two is a slightly smaller double bedroom at the rear of the property overlooking the garden. The bathroom and WC are currently separate but have the potential to be knocked together (subject to necessary approvals). The bathroom has a bath with shower above and washbasin.

On the second floor is bedroom three that is another large double bedroom that has a small dormer window at the rear.

The cellar is accessed from the door in the hallway under the stairs, the cellar runs under the front of the property and can be used for storage.

Externally at the front of the property is a small front garden that provides privacy from passing pedestrians. There is a small lawn that is surrounded by established flowerbeds.

WHAT THE VENDOR SAYS
"The downstairs room is much bigger than you would usually have in a terraced house. All of us can be together in the downstairs room playing together or doing separate activities. Our kids attend Sharrow school. We love it and they've done so much to support us. So much so that when we move one of the factors is whether we can love close by so they can continue attending there. There are two small parks nearby. Both are ideal for walking the dog and going for a jog. Mount pleasant park is especially lovely to go to with the family and the Sharrow Festival that takes place there every summer is one of our favourite annual events.

The house itself is the best we've ever got it. We have a new boiler, new French windows, double glazing on the back of the house, a new patio, and lots of other improvements that we've made over the last 9 years. The house can be cosy in winter and fresh and airy in summer. The garden is small but, we think, beautiful and charming to relax in on a summer evening. It's also kids and dog proof!"

Highfield is a popular suburb for all types as it is just a short walk from Sheffield City Centre, central hospitals, the train station and both universities. Locally there are plenty of fantastic shops, cafes and restaurants offer food from all over the world.
