Like most Sheffield houses the current owners use the rear door. This leads you into the kitchen that is a modern Shaker style with units above and below the worktop. In terms of appliances, there is an integrated induction hob with extractor above, electric cooker, fridge/freezer, dishwasher and space for a free-standing washing machine. To the right in the kitchen are the stairs to the upper floors and at the rear is the doorway to the living room.

The living room has ample space for seating and there is the uPVC front door. In the corner of the room is the chimney breast.

On the first floor are bedrooms one and two, bathroom and large storage cupboard. Bedroom one is a double bedroom at the front of the property, bedroom two is a smaller double bedroom at the rear overlooking the garden. The modern bathroom has a bath with shower above, WC, washbasin, towel radiator and plenty of built-in storage space.

On the second floor is a large landing and access to bedroom three; this is a large double bedroom with a dormer window offering incredible views across the city centre.

Externally to the front of the property is a small forecourt that provides some privacy from passing pedestrians. At the rear, directly behind the kitchen is a patio area then down a few steps is the rear garden. The cellar can be accessed from a hatch from the alleyway, the cellar has two rooms running underneath the living room and kitchen

WHAT THE VENDOR SAYS
"We have lived in this house and neighbourhood for over 14 years and have loved it. The easy access to the city on one side and nature on the other is a major benefit of the area, not to mention the excellent shops and schools. The community and atmosphere of Crookes has always felt like a village inside a city to us, and the Crookes Social Club is just down the road.

The house is representative of most terraces in the area, and with three double bedrooms we have never struggled for space. It gets nice and warm in the winter, and due to the thick walls we hardly ever hear our neighbours, making for a comfortable and private home. If we were not moving to another city for a new job, we would have happily continued raising our children here for many years to come."

General information
The property tenure is freehold.
