When our clients were looking for their first home together they had already identified Crookes as the perfect location. It was close to family and they have a dog so having Bole Hills within walking distance and countryside a short drive away was needed. Coombe Road was absolutely perfect as they loved having both Crookes and Broomhill close by. They vividly remember falling in love with number 10 as it had some fantastic features including the stone exterior, exposed brick chimney breast in the kitchen, and beautiful floorboards in the living room.

Since they bought the property nearly four years ago, they’ve added a woodburning stove in the living room, a new bathroom, redecorated throughout and altered the front and back gardens to be more useable. They mentioned “Whilst living here we have loved creating a nice green space in the garden, we’ve added bespoke fencing, a pond, plus plants and trees. The garden gets the sun all day in different places and we love sitting out in the morning having a coffee and listening to the birds. We’ve also loved making friends with our neighbours, the road has such a variety of different people and we’ve enjoyed getting to know them.”

Like a lot of Sheffield terraces, the common access is through the backdoor into the dining kitchen. Units and worktop are running in an L-shape with a sink/drainer in front of the window, the exposed chimney breast has space for a range cooker within and large cupboards to the side. There is room for a dining table with chairs and the cupboard under the stairs provides more storage space. Across the bottom of the stairs is the living room. This is a beautiful, cosy room, there is plenty of room for seating and the fireplace is a real focal point with a wood burner within.

On the first floor are two bedrooms and a bathroom. Bedroom one is a large double bedroom at the front of the property. Bedroom two overlooks the rear garden, it’s currently a nursery but has been a home office before. The bathroom has been remodelled to a stunning standard, there is a bath with shower above, washbasin with storage underneath, WC and towel radiator.

Bedroom three is on the second floor, this is a double bedroom currently used as a home office and has access to the eaves of the roof.

Externally, at the front of the property, there is a small fenced-in forecourt. The rear garden has been thoughtfully planned with an outdoor dining area directly at the back of the property. Then up a small step is a seating area and the nature pond and there’s a hidden nook by the door to the outhouse.

General information
The property tenure is freehold.

Crookes is an incredibly popular suburb with all types as it has a fantastic variety of independent shops, cafes, pubs and restaurants. As with many areas of Sheffield, you don’t have to go far for greenspace, there is the small park on Lydgate Lane and Bolehills Park is just slightly further away. For those that want beautiful countryside, you don't have to travel far. Rivelin Valley Nature Trail, Damflask Reservoir and Ladybower Reservoir are just a few places a short drive away.
