What The Owner Says
"When we took the house on, we wanted to strip it right back to brick and start again, but it was really important to us to keep hold of the character along the way, the stained glass, the Victorian skirting and cornicing. We wanted that light, airy feel but without losing what made the house special in the first place.
Alongside that we've brought in some more modern touches, like the open-plan kitchen/diner with bifolding doors. That room is really the hub of the home in the summer, we've had some brilliant dinner parties with family and friends, and it's so easy to just open the doors up and move the table out onto the top patio when the weather's warm enough to eat outside.
It's a quiet spot too, set well back from the road, so you don't get any of the noise you might expect. The garden's a good size, but we've kept it manageable, lots of hardy plants and shrubs rather than anything too high-maintenance. My favourite part is actually down a few steps at the back, it's a real hideaway, perfect for a coffee in the morning or curling up with a book at the weekend.
We've thoroughly loved living in Walkley. There are some fantastic pubs in the area, and brilliant cafes just up on South Road too. Aesthete is a personal favourite of ours for a coffee or brunch, and our go-to pub is The Raven."
Properties of this size, finish, and character rarely come up in Walkley, and once you step inside, it's easy to see why this one won't hang around.
From the moment you arrive, this home strikes the perfect balance between period charm and contemporary luxury. A triple-glazed traditional leaded glass door opens into the entrance hallway, which sets the tone beautifully, with a large window flooding light through from the kitchen diner beyond, drawing you straight into the heart of the house. Just off the hallway, a downstairs cloakroom makes a real statement of its own, with William Morris wallpaper and wood panelling adding character to this practical space.
To the right, the lounge is a genuinely fabulous space, wooden flooring, elegant coving, ceiling roses and skirting boards speak to the property's period pedigree, while the chimney breast houses a fireplace and multi-fuel stove that's made for cosy autumn and winter evenings. A bay window at the front adds even more character and light.
But it's the open-plan kitchen diner that truly steals the show. This is a showstopper of a room: a shaker-style, two-tone kitchen with quartz worktops throughout, anchored by a large island that does triple duty as a breakfast bar, wine storage (complete with built-in wine rack and wine cooler either side) and the main sink. Two ceiling lanterns and full-width bi-fold doors flood the space with natural light, while the doors open directly onto the patio, perfect for throwing open in summer and moving the dining table outside for some proper alfresco entertaining. There's space for a range cooker within the chimney breast, room for an American-style fridge/freezer, an integrated microwave/oven and dishwasher, and a dining area easily big enough for the largest of tables, set beneath the roof lantern against a striking panelled feature wall. A glazed pocket door leads through to a handy utility area, with space for washing machine and dryer, a second sink, and its own external door to the side of the house. Below, the cellar offers valuable usable store space, with one room currently set up as a workshop.
Upstairs, the first floor offers two further double bedrooms and a bathroom finished to an exceptional standard. Bedroom two is a genuinely versatile space, with wooden flooring, a decorative fireplace, built-in wardrobes and garden views, it could easily serve as an alternative principal bedroom. Bedroom three, currently a nursery, sits at the front of the property, again with wooden flooring throughout. The bathroom here is a real treat, with underfloor heating, a large walk-in shower, a huge freestanding bath, a washbasin with built-in storage and a heated towel radiator, the sort of room designed for unwinding.
Climb to the second floor and you'll find the principal bedroom, a wonderfully bright double with a huge dormer window framing incredible views, a further side window, and generous built-in wardrobes. Bedroom four, currently used as a home office, benefits from two Velux windows plus a side window, with those same great views, it makes a brilliant work-from-home space. There's also a handy storage room off the attic landing with a built-in wardrobe. The second bathroom continues the theme of quality, with underfloor heating, a large shower cubicle, storage-rich wash basin, WC, access into the eaves, a Velux window and a heated towel radiator, all finished to a contemporary standard.
Outside, the property is approached via a shared driveway off Carr Road, with parking for several cars. A path leads past a beautiful cottage-style flower bed and hedge-lined boundary to the front door, while the south-east facing front garden features a well-sized lawn framed by established bushes and borders for added privacy.
The rear garden, though, is where this home really surprises, a relaxing, almost Mediterranean-style retreat. The patio off the kitchen diner steps down to a sunken, sheltered seating area tucked away amid raised, established flower beds, with a further gravelled seating space to the side leading to a large outhouse, offering fantastic additional storage.
This is a home for buyers who want it all done, no projects, no compromises, just move in and enjoy. A rare find in Walkley, and one that deserves a look in person.
