When our clients bought their first home just over 9 years ago they fell in love with the finish of the property and its location. Inside the property had been modernised to a very high standard including underfloor heating so it meant they could just move in with no big jobs needed. As first-time buyers, Beechwood Road is a great location as they can walk to the shops, cafes, pubs and Malin Bridge Supertram stop is around the corner.

They’d always wanted a dog and the garden was perfect as it has no rights of way from neighbours. They built a beautiful patio and added artificial grass so it meant the garden could be used throughout the year. With their dog, there were plenty of places to explore without getting in a car including Rivelin Valley Park, Rivelin Valley Nature Trail and Hillsborough Park.

Entrance to the property is through the front door and into the living room. All of the ground floor has underfloor heating and has tiled flooring. For those winter evenings, there is a fireplace with a multi-fuel stove inside.

The kitchen and dining room have been opened into one space making it a more social space, great for entertaining. Light pours in through the window in the dining area, kitchen and the Velux window in the kitchen ceiling. There is a beautiful Shaker-style kitchen with solid oak worktops and plenty of storage space. In terms of appliances, there is an integrated electric oven/grill, microwave, fridge/freezer and an electric hob.

On the first floor, are two bedrooms and a bathroom. Bedroom one is a double bedroom at the front of the property with a storage cupboard under the stairs. Bedroom two is a single bedroom or home office overlooking the rear garden. The bathroom is finished to a beautiful standard in keeping with the property's age, there is a P-shaped bath with a shower above, WC, wash basin and radiator with towel rail.

Bedroom three is on the second floor, this is another large double bedroom with Velux windows at the front and rear.

Externally, there is a small paved forecourt at the front of the property. The southwest-facing rear garden is a real suntrap, Direct at the back of the house it’s paved and this continues down the side of the artificial lawn to the patio at the far end. There is a former outhouse that is used for storage.
